A local architect of 34 years praised San Mateo's process but asked whether the one-story exemption covers roof-height triggers, and criticized increasingly complicated plan check comments.

Asked that plans be posted online with electronic neighbor notification, signage for major remodels, and a reasonable comment period; also raised concerns about front-yard paving for parking.

Asked the council to keep the 50% demolition trigger, 500-foot notification, and neighborhood meetings, saying twelve-adjacent-property notice is inadequate and email notice arrives too late.
